How the city figures are calculated

Australia (8 capital cities)

  1. Home price. ABS unstratified median price of established house transfers for the Greater Capital City area (ACT: whole territory), latest quarter (2026 Q2, preliminary). The tool also offers the median for attached dwellings (units, townhouses).
  2. Loan. Price minus a 20% deposit, 30-year principal-and-interest variable loan.
  3. Rates. “Before” is the RBA’s average rate on new owner-occupier variable loans for the last month before the decision took effect (August 2026: 6.20%), plus +0.25 pt for cash rate changes that took effect after that month and before this decision, assumed passed on in full, giving 6.45%. “After” adds the full change in the cash rate target (+0.25 pt), assuming the lender passes it on in full. Lenders don’t always do this.
  4. Repayment. Same formula; monthly uses 12 repayments a year, fortnightly uses 26 with interest charged each fortnight. Lenders charge interest daily, so their figures can differ by a few dollars.
