Home price: Estimated typical home value for the Charlotte-Concord-Gastonia, NC-SC metro area: the Census Bureau’s 2024 median value of owner-occupied homes ($400,400, ±$4,299) moved forward by FHFA’s house price index for the metro (+4.9% from the 2024 average to 2026Q2), rounded to the nearest $1,000.
Rates: before = Freddie Mac PMMS for the week of October 22, 2026, the last survey before the Fed’s October 28, 2026 decision (30-yr 7.32%, 15-yr 6.68%). After = latest survey, week of October 29, 2026 (30-yr 7.24%, 15-yr 6.60%). Fixed mortgage rates follow bond markets, not only the Fed, so this is the change since the decision, not a change caused only by it. Excludes taxes, insurance and PMI.
Home price:
Rates: before = the RBA’s average rate on new owner-occupier variable loans, 6.20% for August 2026 (Statistical Table F6, series FLRHOFVA), plus 0.25 pt for earlier cash rate changes that took effect after that month, assumed passed on in full (6.45%). After = that rate plus the 0.25 pt change in the cash rate target effective 4 November 2026, assuming the lender passes it on in full. Principal and interest. Fortnightly figures use 26 repayments a year with interest charged each fortnight.
